Property Clapham

Clapham Area Guide

Property for sale or rent in Clapham SW4, SW8, SW9, SW12

Clapham appears in the Domesday Book as Clopeham, and the name means an enclosure or homestead near a hill. The present day Clapham High Street is on the site of an ancient Roman road.

Large country houses were first built there in the late seventeenth century (Samuel Pepys spent the last two years of his life in Clapham) although little remains today from before the late eighteenth century.

In the late eighteenth and early nineteenth centuries, the Clapham Sect was a group of social reformers who lived around Clapham Common. They included William Wilberforce, the leading light in abolishing slavery.

A fairly ordinary suburb for much of the twentieth century, from the 1980s on, Clapham saw its fortunes rise again, and today it is a highly sought-after area.

Clapham is a place of many parts, including Clapham North, Clapham South and Clapham Old Town. For all intents and purposes, however, it’s a place of two halves, Clapham Junction offering the department stores and the main railway station, while Clapham High Street houses some great restaurants and bars, not to mention fine butchers and bakers (although not, alas, candlestick makers).

Then there’s the 220-acre Clapham Common, complete with three lakes and a paddling pool.  Here, people picnic, walk their dogs and fly kites. It all adds to the village-like atmosphere that embraces much of Clapham. This, plus the good transport links, easy access to the West End and leafy streets means that Clapham has a large number of well-known residents.

Properties in Clapham

There’s a good selection of available property throughout the area, from small flats through to some very large Victorian houses. Clapham Common is surrounded by many fine houses dating back to the late eighteenth century. Many family houses are available for rent, and Clapham North is particularly popular and offers good value for money – there are also plenty of flats for rent there.

Clapham Old Town, meanwhile, offers a mix of large Georgian houses and flat conversions and has a real homely feel to it. The many nearby bars and restaurants appeal to first time buyers, while those with families appreciate the proximity to Clapham Common.

Clapham Common and Clapham South are both slightly more expensive, but there are plenty of conversions available, along with larger houses, which tend to be Victorian.

Buying or renting in Clapham – useful information

Transport links – These are excellent, with Clapham High Street and Wandsworth Road railway stations. Strictly speaking, Clapham Junction, the biggest mainline station, is actually in neighbouring Battersea. For tube stations, there’s Clapham North, Clapham Common and Clapham South. As for buses, the proverbial ‘man on the Clapham Omnibus’ is spoiled for choice of routes. For more details, see Transport for London

Schools – There’s a good selection of both primary and secondary schools in the Clapham area, many with above average results. For more information, see the School League Tables
