Joshua Rafter - Managing Director

It’s not easy to fit the bio of our leader onto one little on-screen page. That’s because Josh has lived a pretty jam-packed life so far. From his very early years in Nigeria (up to age five) to the summer of fun as a tennis and swimming coach at Camp America, one thing is clear - he has an enthusiasm for life in bucket loads. Which is probably what led him to where he is today, as our managing director.

Years ago (probably more than he’d like to admit), after brief spells at Bupa and British Gas, Josh’s first entrepreneurial efforts included a clothing line and an events and promotions company. But with big ideas, come big risk and he lost the business in 1996 even though his VW outdoor festivals made it to TV fame. Down but not out, a brief career in TV gave him an outlet (no pun intended) for his boundless energy, and the 5am starts were a testament to his work ethic. But the unsteady industry and uncertain financial implications led him to apply for an office manager job at Outlet. And the rest is history! But we’ll tell you about it anyway.

During his first few years here Josh juggled his day job with a media career, which came off the back of his time in Channel 4’s Big Brother, and included work for Virgin Radio and Attitude magazine amongst others. Meanwhile, he had raised the company’s profile and was climbing the ladder, taking the lead on projects such as Outlet’s ever growing websites and having an impressive impact on the success of the business. So, in 2006, he bought it. As you do.

Not content with just making money, he likes to raise it to help others as well. Josh dedicates his time to causes that make a difference to the lives of others. Including Crusaid (of which he was  patron for many years), the NSPCC, Battersea Dogs Home and Macmillan Cancer Care. He is also Chairman of The Wig Party, the hottest annual charity party in town and which raises money for the Elton John AIDS Foundation as well as the annual Masked Ball for the National AIDS Trust. He now has set his sight on helping the homeless, so watch this space.

In his down time Josh is businessman and philanthropist turned intrepid traveller and a keen sportsman (as well as being quite the surf dude in his younger years). At the office, his formidable, infectious zest and passion for life and work has won him the respect of customers and staff members, most of whom have been part of the team for more than four years. What does that tell you? And no, we’re not just saying all this to get a pay rise.

Joshua Rafter - Q and A

What inspired you to work in property?

Property was in fact not my first port of call. I always desired to be a professional tennis player, however never quite making the grade I turned my attention to coaching children instead. Looking to earn more money I left the play ground behind and turned to training to become an accountant. With the qualifications under my belt I then went on to set up a surf and skate compnay called No Worries. Through selling our goods at festivals and outdoor music events it soon became apparent I wanted to organise the events themselves. Within a few years we had several large outdoor three day festivals, various one off dance nights and running two nighclubs. It was only in 1996 that one failed massive event led to financial ruin that I looked elsewhere to earn a buck. I then joined Oultet and my interest and eagerness to service people created a personal passion in property. Like everything I had done before my main aim was to provide incredible customer service whereby the interaction between the company and customer was always a celebration.

Where is your favourite place to live in London?

I just adore London and there are so many special places in this incredible city. I lived for many years at Queens Park and loved the big original houses and the park. There are some little gems dotted around such as Brookes Green, Highgate village and Marylebone but I adore Clerkenwell and Bermondsey Street. I am though hoping one day to live in Primrose Hill with the park on my doorstep in which to walk the dogs.

What are your favourite things to do in London?

We are spoilt for choice when it comes to things to do in London, I just wish I had more time to take advantage of them. When time does allow nothing beats dinner parties with friends, theatre outings and a firm favourite of mine, which is reading the Sunday papers in an old fashioned pub, pints of beer and a huge roast dinner. As for particular spots in London, the Secret Garden in Regent Park in spring, walking across Waterloo Bridge at night, river crusies up to Greenwich, Shoreditch, the Natural History Museum and the whispering gallery at St Pauls are a few favourites. Having just joined the Boris Bike scheme I now love bombing about on a Sunday discovering other parts of London, always in search of a new tucked away pub.

Best night out in London?

Dinner with friends, either at someone's home or out at a restaurant followed by a night on the town which can encompas anything. The city never sleeps and the choice is endless.

Favourite motto?

I have lots of mottos and am known for quoting them often. A few that spring to mind right now are:

Vision without action is a daydream. Action without vision is a nightmare - Japanese Proverb

"The making of friends who are real friends is the best token we have of a man's success in life." Edward Hale, theologian

In the middle of every difficulty comes opportunity - Albert Einstein

It is not because things are difficult that we do not dare, it is because we do not dare that they are difficult - Seneca

Keep looking towards the sunshine and the shadows will always fall behind you - Ms Webb (my history teacher)

"Knowledge is power" but I like to add "only if you know how to use it"

Josh likes:

Beaches & sunshine, skiing & snow, books, reading and knowledge, eating (curries) and drinking (most liquids), dogs and long walks (hiking is even better), swimming in the sea and walking anywhere barefoot. Fitness and tennis, bikes, buses and travel. Music and dancing but stillness too. Friends and family. Giving back, helping others and being thankful for what we already have. Love.

Josh dislikes:

Poverty, cruelty or harm to children or animals, snobbery and bigotry, sweating on the tube and airports, packing for holidays and getting there. Listening to anything via earphones, it cuts off the sounds of the world. People who like the sound of their own voice and those who will never listen to reason. War and terrorism. Hatred and bribery.

Joshua Rafter - Testimonials

I chose to use Outlet's service to assist me in finding a flat in Central London as recommended by friends. I must say Outlet lived up to my friends' recommendation. The service was efficient and the staff friendly. All letting procedures were handled smoothly, and any issue I ever encountered with the flat/building was dealt with at their earliest convenience and with such professionalism. Never had I dealt with any letting agency in my 7 years in London that could top Outlet.

Outlet and Rick were fantastic. My property was let within 24 hours! -- fast - friendly and always helpful. I would always use Outlet. They are second to none! A superb tenant was found immediately. A delight to deal with!

I own several rental properties and am using Outlet as a management service. During the 18 months I have been with Outlet I have been extremely impressed with their level of service. My properties have continuously been fully let and Outlet have been rigorous and thorough in the vetting process of new tenants.  Every maintenance issue has been dealt with quickly and efficiently. They were able to source and install a new boiler for me, and at the cheapest quote by far. For me, Outlet have taken the stress out of being a landlord, and at a very competitive price.

We'll certainly be back in touch when we need to let, rent or buy/sell in the future.  I've passed your details on to a friend as it is rare to find such excellent and friendly service.

Outlet is very customer focused and gets better all the time.

Por lo que me pertenece puedo resumir que de Outlet he apreciado mucho la eficiencia y la cortesia.
(I have specially valued the efficiency and courtesy of Outlet.)

As a busy professional in London with a fantastic flat that I value dearly I was stuck when needing to find a great reliable option for renting it out while I relocated. I was told about Outlet by quite a few friends who highly recommended their services. I had only a week to find someone so I was pushed for time but when speaking to the team at Outlet it was quickly dealt with and within a week I had seen and spoken to over 15 suitable people. Not only did they find me suggestions of tenants but through their great website they found me someone to fit my fussy brief. I can now relocate knowing that my flat is easy to monitor which means I have a lot less to worry about.
